There are so many details a new buyer must consider - (See the tab: left Column) "Recommended Contacts" which will ease your search and make things go a bit smoother.
We have compiled the following "1- 2- 3 - How To" list for your consideration - which, again although not all-inclusive, is a great approach to doing your "Due Diligence" in securing your desired home .
Before You Start Looking at Homes, get pre-approved by the bank to identify what price range fits your budget.
Provide the bank with employment and income verification.
YES ! only 5% down payment is required
YES ! you can use a gift from relatives for the down payment ( signed "gift letter" is required )
YES ! you can use up to $25,000.00 from your RSP if you have not owned a principal residence in the past 5 years.

Double Wide over 1200 Sq. Ft.
Single Wide 924Sq. Ft. or less
2 or 3 bedrooms
1 or 2 bedrooms
Pet --(max 2) what breed and size
Vehicle pad parking (generally 2 cars )
Additional parking for boat or R,V. required
There are 4 types of parks:
Family with 2 children under age 19
Adult park with family members over age 19
Senior park - age 55+ ( one person must be age 55--NO exceptions)
Empty Nester park - age 45+ ( one person must be age 45 -NO exceptions)
Your preferred area--may include:
View Royal -- Central Saanich -- Langford -- Sooke -- Malahat Area
a mobile home - your own small house
We'll arrange for you to view all homes listed by various realtors!
We will keep searching - until you find the home you wish to purchase!
To create the Purchase Contract, we will require:
Your full legal name
Address, complete with postal code
40 minutes in our office to explain and go through the contract with you
The Standard Conditions on a Contract to Purchase will be:

4. Tenancy Agreement
5. Additional conditions can be created ( as many as needed )
Before you complete your purchase, you will have roughly 10 days to do your due diligence to remove any Conditions. Our conveyance office will then forward all information to your Lawyer or Notary for Completion
